Canongate, Edinburgh, For Manor Properties, (Edinburgh), Ltd

This existing 4 storey Victorian tenement lies on the south side of the Canongate in Edinburgh’s historic Royal Mile. It forms part of the Holyrood North area of urban regeneration on the site of a former brewery.

The brief was to upgrade the existing flats and, in particular, improve the image of their access arrangement. ARCADE’s proposal replaces the original access balconies with new balconies supported on a radically different structure, set under a glazed canopy roof. A new curved volume at ground floor level to the rear of the commercial premises provides toilet and staff accommodation for a restaurant.

The existing stair tower is given a new external image with balustrading and Reglit glazing, and is re-finished internally.

The proposal also included extending top floor flats into the roofspace and converting them into duplex penthouse apartments with open balconies and a terrace facing south, and excellent views to Arthur’s Seat to the south and Calton Hill to the north.
